Brevard’s Housing Market: Rising Rates, Different Opportunities for Buyers and Sellers

Buying a home on the Space Coast means weighing two important questions: How much competition will you face, and what will the monthly payment look like? The latest figures suggest those answers depend partly on whether you’re shopping for a single-family home or a condominium.

Brevard County’s single-family median sale price reached $376,018 in August, up 1.7% from a year earlier. Closed sales declined 4.2%, while inventory stood at 3.5 months of supply, down from 4.5 months a year earlier. Condos and townhomes had a median sale price of $270,000, up 1.9%, with 5.8 months of supply. These are August figures, the latest local association report located for this article. Are we in a buyer’s or seller’s market? My reading of those inventory figures is that single-family homes remain seller-leaning, while condos and townhomes are closer to balanced conditions and offer buyers comparatively more choice. Brevard does not have one uniform market: property condition, neighborhood and asking price can change the negotiating picture.

Inventory is only part of the story. Sales pace and the relationship between asking prices and final sale prices also help reveal who has the advantage. Even in a seller’s market, careful pricing and preparation matter. Source: National Association of REALTORS®

Meanwhile, rising mortgage rates are putting more pressure on affordability. Freddie Mac reported a national average 30-year fixed mortgage rate of 7.40% on October 8, up from 7.28% the previous week and 6.30% a year earlier. That is a national benchmark, not a guaranteed Brevard County lender quote; individual offers vary with credit, down payment and loan terms. Source: Freddie Mac

To illustrate the difference, a $300,000 mortgage over 30 years carries approximately $2,077 in monthly principal and interest at 7.40%, compared with $1,857 at 6.30%—about $220 more each month. Those calculated payments exclude taxes, homeowners insurance, mortgage insurance and association fees.

For buyers, the practical starting point is a comfortable total monthly budget and several lender quotes. For sellers, higher borrowing costs make realistic pricing especially important: buyers must be able to afford both the property and its financing.

The Space Coast still offers opportunities on both sides of the transaction. Understanding the market for your particular property—and the full cost of owning it—will help you recognize the right opportunity when it appears.
