The Everlands West development is set to transform South Palm Bay, bringing significant growth to the area surrounding the St. Johns Heritage Parkway.
Recently, Millrose Properties Florida secured approval for a zoning change, paving the way for the construction of 1,600 single-family homes and 760 multifamily units across 1,200 acres near the parkway.
The plan also includes 145,000 square feet designated for commercial use, aiming to establish a vibrant town center.
If the project proceeds as scheduled, all phases are anticipated to be completed by 2036.
In 2023, the Palm Bay Planning Board initially denied a similar zoning request.
In response, Millrose Properties revised their proposal, incorporating additional amenities and expanding commercial and retail opportunities to better serve the community.
Despite these enhancements, some residents have voiced concerns about potential traffic congestion resulting from the influx of new homes.
One local remarked that traffic has become increasingly challenging and fears that such a large development could exacerbate the issue.
Developers have addressed these concerns by committing to generate $45 million in public safety impact fees and tax revenue throughout the project's phases.
They also plan to conduct comprehensive traffic studies as the development progresses over the next decade.
Notably, $19 million has already been invested in infrastructure improvements by developers, including Lennar Homes.
City Council will require two separate votes to approve the Everlands West project.
Developers must demonstrate that the neighborhood will not adversely affect traffic flow or emergency response times.
A final development agreement, detailing plans to maintain efficient emergency services, will be determined following preliminary approval by the City Council.
The St. Johns Heritage Parkway has been a catalyst for growth in Palm Bay.
Completed in phases, the parkway has improved connectivity and spurred residential and commercial developments.
For instance, the St. Johns Preserve community, developed by Risewell Homes, offers homes ranging from 1,867 to 3,070 square feet, featuring water-view lots and modern designs.

As Palm Bay continues to expand, developments like Everlands West and infrastructure projects such as the St. Johns Heritage Parkway play pivotal roles in shaping the city's future.
