The U.S. housing market is experiencing a significant shift, with several major metropolitan areas transitioning into buyer-friendly territories. This change is marked by increased housing inventory, extended listing durations, and more flexible pricing from sellers.
In November 2025, Miami solidified its position as the nation's leading buyer's market, boasting a months-of-supply figure of 11.5. This indicates it would take nearly a year to sell all available listings at the current sales pace. The median list price in Miami stood at $500,000, reflecting a 4.8% decrease from the previous year. Notably, Miami has the highest number of $1 million listings in the U.S., underscoring that a buyer's market doesn't equate to low prices but rather enhanced negotiating power for buyers.
Austin, Texas, follows closely, with a months-of-supply figure of 10.5. Other metros such as Orlando (8.2), Tampa (7.9), and New York City (7.7) also exhibit strong buyer's market characteristics. This trend is particularly evident in the Sun Belt region, where cities like Las Vegas, Riverside, Nashville, Jacksonville, and Atlanta have all seen their months-of-supply figures rise above six, signaling a shift toward buyer-friendly conditions.
The months-of-supply metric measures how long it would take to sell all current listings at the existing sales pace. A figure above six months typically indicates a buyer's market, offering purchasers greater leverage in negotiations. This shift is attributed to factors such as increased housing construction, economic uncertainties, and changing migration patterns.
